Early Pricing Package
At Motif Architects, we understand the importance of making informed design decisions early in the project lifecycle. To facilitate this, we developed an early pricing package tailored to help owners gain valuable feedback from vendors and accurately understand the total project cost. This strategic package also aids in accepting reservations from potential owners, ensuring that our clients have a clear financial picture before moving forward.

Our comprehensive early pricing package includes detailed dimension plans, a preliminary structural layout of ridge frames, mezzanine designs, and handrail/guardrail take-offs. We coordinate closely with civil engineers to ensure that all aspects of the project align seamlessly. This thorough preparation allows our clients to evaluate various design options and make adjustments as needed, leading to a more refined and efficient planning process.

Metal Building Package
During the early phase of the project, our team diligently coordinated with several metal building providers to explore the cost differences between Pre-Engineered Metal Buildings (PEMB) and cold-formed framing. This thorough analysis allowed us to make informed decisions that aligned with both the project's budget and design goals. By comparing these options, we were able to provide our clients with clear insights into the most cost-effective and efficient solutions for their specific needs.

Leveraging Building Information Modeling (BIM), we not only produced detailed 3D renderings and animations but also coordinated early steel sizing, stem wall placement, and early underground coordination. This technology enabled us to visualize the project with precision, ensuring that all structural elements were accurately planned from the outset. BIM played a crucial role in streamlining the design process, reducing potential issues, and enhancing the overall efficiency of the project, ultimately leading to a smoother construction phase.

Early Animation (Created in-house)
We offer advanced capabilities in creating early schematic animations for clients who seek a cost-effective alternative to fully rendered videos. These schematic animations are directly exported from our working Building Information Model (BIM). This integration ensures a seamless transition from conceptual visualization to the production of precise construction documents. The animations provide a comprehensive overview of the project’s design and structure, allowing stakeholders to visualize the spatial arrangement and key architectural elements. This approach not only enhances communication and decision-making but also ensures alignment with the technical specifications and construction processes.
Model Preparation for Third-Party Rendering Provider
We also have the capability to develop highly detailed 3D models, which can be handed off to third-party rendering providers for creating photorealistic renderings and animations. This approach ensures that the visual representations are of the highest quality, suitable for various purposes such as marketing and pre-sales. For this particular client, the need for detailed images to support their marketing efforts and attract potential buyers was paramount, leading us to collaborate with external rendering services. This collaboration resulted in stunning, lifelike visuals that effectively showcased the project's features and helped drive interest and engagement.
Coordination with an Outside Marketing Group
In addition to these efforts, Motif Architects collaborated with an external marketing firm, chosen by the owner, to create a temporary landing page for the project. This collaboration included the development of a logo, branding colors, copywriting, and overall branding strategy (provided by others). We supported the marketing firm by providing essential building information, detailed 3D models, high-quality images from our documentation, diagrams, and other useful preliminary collateral.
These materials were crucial in helping the marketing firm effectively promote the project and support pre-sales of the units, ensuring a cohesive and compelling presentation to potential buyers and investors.
