Overview
The luxury residence nestled in Horseshoe Bay presents a unique architectural design. Spacious layouts, neatly tucked and organized, let the family and guests to arrive directly into the heart of the home-the open living, kitchen and dining.
All other spaces surround this prime area, which looks out at the scenic beauty. Geometrically structured and formed in cubic volumes, with open louvered decks and double height drama, every space in the residence serves its defined function while exhibiting aesthetic glam.

The first floor of the residence comprises an expansive primary bedroom, which opens to an outdoor deck, with a large bath and separate spacious walk-ins for him and her. An outdoor decked grand dining to come-together as family and friends, a swimming pool to take a dive and refresh, and a sunken fire pit to gather around during chilly nights are some of the enlivening exterior features of this nourishing home.

The house also incorporates 2 en-suite classy bedrooms and multiple roof top terraces and patios that look out at stunning panoramic views. Along with the two bedrooms on the first level, the dwelling inhabits a billiard game zone and a “flex room” designed to accommodate several uses including a theatre / office / mother-in-law suite. All spaces transit out to decks and patios to engage with the surrounding nature.
Site Design
Being set in a location that is renowned for golf courses, recreational outdoor activities and near to wineries, distilleries and breweries, the residence showcases an inviting façade with various outdoor entertainment spaces such as decks, pool, patios, fire-pit and backyard garden spaces.
Originally design to capture stunning views of a nearby golf course, the plans are based upon views and the surrounding context. With a flexible plan, the house can be located on nearly any standard lot in Horseshoe Bay.
Exterior Features
The residence also integrates roof top solar panels, smart home features, thermostat, EV charging, lighting control, audio systems and fire protection. Windows are provided with mechanized rolling blinds and custom wall arts are placed to enhance the spatial quality wherever necessary.
The never-ending amenities include a patio with louvered regions for sun management and outdoor fans, an entertainment (audio video) system, and outdoor kitchenettes, which can also accommodate large dining room tables for outside seating for lunch, dinners, or huge gatherings for festivities.

Preliminary HOA Approvals
To develop the Pre-sale package, we started with pre-design (often referred to as the programming phase), which kicks off the architectural design process. Some items we studied were local zoning and land-use restrictions, project scope, client desires, scale, surrounding buildings, neighborhood, site conditions, building codes and more. After this, they will brainstorm, sketch and model various design ideas.
The association’s governing documents required association approval before physical improvement to the owners' property. In such cases, the association adopts an architectural application and approval process for members to utilize, and to assist the association in administering its architectural standards. Motif assisted and gain (preliminary) approvals by developing clearly defined exhibits that expressed our interpretation of the HOA standards.
Modern Elevations
A dynamic facade of projected and recessed front elevation, along with two-car garage and golf cart/sports car auxiliary space, showcases a palatial welcome to its residents and guests. Upon entry through a paved walkway and a grand door, you step into a double height foyer that leads to an open double height family room and a linearly poised island kitchen and a dining. The entire space looks out to the outdoor patio and garden beyond.
Architecturally, the rectilinear form of design instills a robust character, while implementing a multitude of adaptable experiences in and around its spaces. The arrangement of strikingly large windows, across all sides, connects all the spatial zones in cohesive accord.

A large majority of homes found in Horseshoe Bay are considered more traditional in design (Italian, Modern Farmhouse, Craftsman, etc). The HOA does not allow flat roofs (parapets required) and have set minimal percentages of practical exterior material (ex. masonry). To our surprise, the house gained instant (preliminary) approvals from the design review board, along with very positive feedback from their staff (all-in-all was a plesant and educational experience)

Early Design and Adapatbility
To continued developing the Pre-sale package, Motif created site plans, floor plans and building elevations of the concept. Also necessary are structural, mechanical, electrical, plumbing and heating, ventilation and air conditioning (HVAC) considerations. The exterior and interior finishes were then presented to the client and materials, fixtures and other finishes were discussed.
Pre-sale Marketing Package
Part of our scope on this project, was to design a Pre-sale marketing package, that the client could utilize for future sales. This package included artistic renderings, interior and exterior material options, specifications, and narratives about the location / project. Motif created all the supporting graphics in-house, including the booklet and packaging.
Interior Design
Interiors ensemble an array of features with elegant furnishings and minimalistic decor, giving warmthand tranquility within the ‘luxe flair’. One of the most exquisite combination of white, wood and grey splashes the entire home with an enriching ambiance and lively contrast.

Since there must be entertainment everywhere, there is a game room with a view of the living area on the second story. In addition to this, it has an additional room that can be utilized in a variety of ways, depending on your preferences, such as a movie theater, an office, or a general entertainment space. Direct access to the patio, terrace, and roof top is provided through this auxiliary room, which is intended for flexible use.

Interior Features
Ease into the lounge sofas with a coffee from the coffee bar and a drink from the wine rack; glass-shelved, backlit and right beside the island counter in the kitchen.

Walnut veneer panels to parquet flooring, black-and white marble stone counter tops to stainless steel appliances, and matte grey to white glossy laminates decorate and complement the kitchen and dining in a myriad configuration.

A grand mono stringer staircase connects between the two levels of the residence, serviced along with an elevator.
Primary Bathroom
The primary restroom provides separate sinks for each, in addition to a make-up bench. The wet room is surrounded by natural light and can be converted to a steam room, by simply closing the accordion glass partitions. Multiple shower heads, including a ceiling mounted rain head and a built-in waterfall feature above the tiled bench. Coved ceilings, provide a touch of elegance and simplicity to the space giving it a touch of extravagance.
Accordion Windows
These windows seem fascinating and serve a useful purpose. They easily remove the physical barrier, allowing these places to merge, utilizing indoors in specific spatial arrangements.

Due to the lounge’s accordion windows, the indoor and outdoor areas can be seamlessly combined. Because of how the windows fold, they provide direct access from the dining room to the outside, thereby bringing the view inside and incorporating it into the design of the space.
Landscape Features
In addition to the practice putting green, the backyard has a sunken fire pit with seating space for uninterrupted views, a fantastic design, and is ideal for cold weather.
The concept of a sunken area provides comfort and a sense of privacy, especially at night along a golf corridor.
Double Height Space
As you enter the living room, you notice modern chandelier, with contemporary furniture. Laminate cabinets are available in a huge range of colors and designs, giving the interior a tidy and modern appearance. the two-story glass structure with a backyard view.
A vertical wall of exposed stone texture with a built-in electric fire place amplifies the living room with a colossal atmosphere. A string of ring lights hangs in the double height living space, illuminating the setting and rendering itself as a sculptural showcase.
Professional Kitchen
The kitchen is especially completely tailored for Wolf Subzero appliances, and it features an enormous island with built-in seating that offers a spacious work area and is simple to use. The kitchen provides ideal leisure rooms in addition to being constructed practically.
