Crafted with a vision to etch a prudent home, tracing a simple and economical layout, Motif Architects designed ‘Lakeway Lease House’, a humble home for enjoyment-year round. 

A play of overlapping roofs stirs a unique statement in the neighborhood of Apache Shores.


The foremost feature was to build a cost-efficient lease home, where the criterion was to generate revenue. It was achieved by creating common plumbing “wet” walls, minimizing unoccupied attic storage spaces and shafts, and conveniently weaving a simplified framed layout.

 

The plans outline a functional scheme of arrangement. The exterior façade showcases a combination of board and batten along with ship lap fiber cement board. Composite roofing stylized in a staggered form at varying levels adds a dynamic expression to the house. Awnings are provided over every door with tongue-and-groove wood soffits.

Exterior Design

Unveiled in a white themed exterior, the residence orchestrates sophisticated living with a refreshing embrace. Black framed doors and windows outline a sharp contrast to the overall simplistic theme. 

 

The exterior façade showcases a combination of board and batten along with ship lap fiber cement board. Composite roofing stylized in a staggered form at varying levels adds a dynamic expression to the house. Awnings are provided over every door with tongue-and-groove wood soffits.

Site Design

On a linear site, the concept began with an idea of separating the prime dwelling from the owner’s garage, which is detached and accessed through a driveway. Protecting the existing trees through several site studies, the dwelling integrated indoor and outdoor spaces to blend seamlessly and compose into the setting.

Septic Field Challenges

Due to setbacks, easements, existing overhead utilities and vehicle maneuvering requirements... the septic system became very challenging to design. The design of this system required a fairly large leach field and storage tanks, which have minimal size requirements. To overcome the challenge, Motif developed several site studies and proposed alternative solutions, such as high-efficiency toilets that reduce the overall water consumption and waste load.

Workshop Garage

Beyond this landscape is the private car and boat garage, with a workshop space and a restroom. A second level above the garage integrates an attic storage and shell space for future use.  This structure is completely separated from the lease house, including separate meters, internet services and utilities. 

Interior Design

The interior, almost square in plan, incorporates a single-car garage with a central porch that steps into a compact foyer on the ground floor. A spacious family room with a high vaulted ceiling, an L-shaped kitchen with an island table and a dining forms the heart of the home.

 

 An amply spaced primary bedroom with an attached bath and a walk-in closet along with another cozy bedroom with similar features abut the northern wing of the home. A staircase alongside the dining leads to the first floor game room / office space (also refered to as the "flex space". The interior decor and furnishing traces a similar white identity with shades of grey and wood, splashed onto the cushions and furniture. The dining steps onto an outdoor patio along with a private backyard that serves to entertain guests, pets and children.

Color Study

As part of the design development package, we studied several color and material combinations for the exterior design. This included ordering several sample products and color swatches. Ultimately, the contractor will coordinate with the owner for the final selection and defer to our studies for reference.
