Our Montrose retail project is officially picking up steam, and we couldn’t be more excited. This Houston gem will feature a lineup of boutique tenants... including a potential wine bar that’s we're hoping will become the neighborhood’s new favorite hangout.

Retial Renovation
Motif Architects was selected to lead the design and permit documentation for renovations at 2100 Waugh Drive in Houston, Texas. Originally built in 1984, the 6,090-square-foot building is undergoing a strategic transformation to accommodate five distinct tenant spaces. Our team was entrusted with reimagining the property to meet modern commercial needs while navigating the permitting process with precision and care. The scope includes full architectural documentation for code compliance, layout optimization, and coordination with consultants to ensure a seamless path from concept to construction.
The renovation will feature a bold exterior refresh, beginning with the removal of the dated entrance overhang to create a cleaner, more inviting façade. A new storefront system will be installed to enhance visibility and curb appeal, while the material palette will shift toward a contemporary dark masonry brick, complemented by stucco accents and a fresh coat of paint. These updates aim to elevate the building’s street presence and attract a diverse mix of tenants, aligning with the owner’s vision for a vibrant, multi-use commercial space.





Permit Documentation
To kick off the renovation h, our team began by thoroughly documenting the existing building in 3D. This digital model served as a precise foundation for exploring design possibilities and identifying structural constraints early in the process. Leveraging the 3D scan, we developed multiple design schemes tailored to the owner's goals each offering a unique approach to layout, façade treatment, and tenant flow. These options were presented in a clear, visual format to facilitate collaborative decision-making and ensure the selected concept aligned with both aesthetic and functional priorities.
Once the preferred scheme was chosen, our team transitioned into detailed documentation for permit submission. We prepared a full set of shell renovation drawings, addressing demolition, new storefront systems, masonry upgrades, and façade enhancements. Every detail was coordinated to meet the City of Houston’s permitting requirements, with careful attention to code compliance and construction feasibility. This phase marked a critical milestone in transforming the aging structure into a refreshed, multi-tenant commercial space ready for its next chapter.
