Progress continues on the Lease House project! Final grading, driveway and flat work, fencing and other exterior work is well underway. Concrete is schedule tomorrow morning as the crew races to completion.
Electrical is near completed and the plumbing fixtures have been installed. Were counting down the weeks until this project is ready to be turned over to the owner and the listing is placed online.
Concrete Driveways
Driveway’s size, shape, and route play a big role with site layouts. During our planning process, we will review the area where you want your driveway, and consider how many vehicles you need to accommodate, how much space you need to turn around, and whether you need to follow any local ordinances or homeowner’s association rules.
The next step requires preparing the site. The contractor will clear the area of any grass, weeds, rocks, or debris, and then level and compact the soil. They will also lay a base of gravel or crushed stone, ranging anywhere from 4 to 8 inches thick. This base will provide drainage and stability for your driveway, and prevent it from cracking or sinking due to soil movement or frost heave. Wooden forms along the edges of your driveway will hold the concrete in place and define its shape.
The last step is to set and cure the concrete. The contractor will order ready-mixed concrete from a reputable supplier, and have it delivered by a concrete truck. The team will need work quickly and carefully, as concrete starts to set within an hour or two.
They will spread the concrete evenly over the base with shovels and rakes, level it with screeds and floats, smooth it with trowels and edgers, create joints with groovers (to prevent cracking), and add texture with brooms (to prevent slipping).
Water Shut-off Valves
Residential water cut-off valves are devices that allow you to stop the flow of water to your home or to specific fixtures and appliances in case of emergencies or repairs. We call out this small detail in each (and every) project of ours.
Not only does it help during big freezes and power losses, it also helps "turn off" the house when not in use.
Other Updates
Our project on Lake Austin (look for our sign on the water next time!) now has power! Austin Energy placed the pole this week.. and we were just informed that the boat dock permits have been approved and easement releases are moving forward.
