This week signifies the conclusion of the foundational preparation for our river project. With the concrete scheduled for early next week, we are just hours from finishing the horizontal phase.


The horizontal phase includes site clearing, grading, utility trenching, and the critical layout of the foundation system whether slab-on-grade, pier-and-beam, or crawl space. It's where the design meets the land, and precision matters: setbacks, drainage paths, and soil conditions all influence how the home will sit and perform over time. For sloped sites, this phase often demands creative grading strategies and early coordination with engineers to ensure long-term stability and environmental harmony.


Beyond the technical groundwork, the horizontal phase sets the tone for collaboration. It’s when builders, surveyors, and trades converge to align on the literal footprint of the home. Plumbing and electrical rough-ins are often embedded at this stage, requiring tight coordination to avoid costly rework.


For clients, it’s the first tangible glimpse of scale and placement where abstract plans begin to take shape in the real world. A well-executed horizontal phase not only anchors the structure but also reinforces trust and clarity across the team, laying the groundwork for a smooth vertical build.

Foundation Work


Selective fill refers to the carefully chosen material used to backfill or build up areas around a foundation, ensuring optimal support, drainage, and long-term stability. Unlike general fill, which may consist of mixed or untested soil, selective fill is typically composed of well-graded, compactable materials such as crushed stone, sand, or engineered soil blends.


Forming the foundation of a custom home begins with precise layout and preparation, where formwork is built to shape the perimeter and grade beams that will support the structure. These forms act as molds for the concrete, carefully aligned to match the architectural footprint and engineered load paths. Within the formwork, steel rebar is strategically placed to reinforce the slab and grade beams, ensuring long-term strength and crack resistance. Before the pour, underground plumbing and electrical conduit are laid out and sleeved, coordinated to avoid conflicts and future slab cuts. A vapor barrier is then installed across the entire footprint (typically a high-performance polyethylene sheet) to prevent moisture migration from the soil into the slab, protecting finishes and indoor air quality. This phase is a choreography of trades, where timing, layout accuracy, and communication are key to a clean, durable foundation.


Engineering


Hiring a structural engineer to design the foundation of a custom home is essential to ensuring long-term performance, safety, and site responsiveness. Foundations aren’t one-size-fits-all—they must be tailored to the specific soil conditions, topography, and structural loads of the home. A geotechnical report provides critical insight into subsurface conditions, such as soil type, bearing capacity, and potential movement, guiding the engineer in selecting the appropriate foundation system and reinforcing strategy.


On sloped or hillside lots, a slope analysis may also be required to assess stability, drainage, and erosion risks, especially in regions like the Texas Hill Country where terrain can vary dramatically. These studies inform decisions about grade beams, piers, retaining walls, and slab design, helping avoid costly issues down the line. In short, an engineer doesn’t just design the foundation—they protect the integrity of the entire home.
