Electrical goes fast with the right crew! A majority of the house and workshop's electrical rough in was completed in just one week. Today, we are sharing a few snap shots of the progress.
The race is still on.. to dry in both buildings before the rain season. Lets hope for the rain.. with the lake being down nearly 45'.. its bound to come back!
Reflective Ceiling Plans
As part of the construction documents, we include separate sheets (drawings) for the ceiling design and layout. These drawings indicate ceiling pitches, heights, light and fixture layouts, detailing and other critical information.
Think of a floor plan, flipped upside down!
In our experience, other home designers will attempt to relay this information on the floor plan, resulting in a cluttered drawing that often leads to mistakes in the field. We take the extra step and provide separate drawings that are easy to read and execute.
Schematic Electrical Plans
Also considered a standard part of our services, we will design the layout of each electrical fixture by creating a schematic electrical floor plan and schematic electrical reflective ceiling plan. We issued the sheets as "schematic" to require builders to coordinate the final design and requirements with a licensed electrician.
During the design process, we also coordinate the location of each light switch (and type), receptacles, thermostats, security cameras, etc. All modeled in 3d too!
We have the ability to create schedules (bill of materials) that help tighten up bids and provide cross references for owners to verify purchase orders...
Why pay for 100 outlets, when the drawings call out for 78?
Low voltage LED soffit lights add a nice touch to the house during the evening and morning hours. The sealed tonged and grove cedar awning soffit provides warmth and a small touch of modern country to the exterior.
Part of our standard electrical plans include 1) electrical vehicle charging 2) standby power connections and 3) extra amount of lighting in garage spaces. We are finding most owners prefer this route.. but end the end, its up to their preference.
Project Update: Mansfield Dam Home
This week, we continued progress with our Mansfield Dam project. The site poses interesting challenges with the existing infrastructure. Since the house is located near the dam, many utilities run parallels to the property line (including several vaults, meters, manholes and electrical gear on the owner's actual property).
Because of this, we have produced several site studies, of which are being used for negotiations with the HOA, Travis County and Utilities Providers. Learn more about our site studies here.
Project Update: Canyon Lake Guest Home Expansion
We're excited to announce... design work is now completed on our Canyon Lake Guest House project! After receiving the Notice to Proceed (NTP) from the owners, we are now pushing forward with the construction documents!
The project includes a 5250 SF addition to an existing 900 SF garage. The first level is comprised of a 3300 SF workshop, that is comprised of bench space and multiple garage doors. The second level includes a 1950 SF guest house, comprised of three bedrooms, full kitchen and two baths. With a large extended family, this vacation lake home is perfect for entertaining guest and grand children throughout all seasons of the year.
More project information and write-ups to be published soon. We're really looking forward to observing this project during construction and enjoying a few more evenings with the owners.. such a fun couple to work with!
